Randwick Part 1- A Beautiful Restoration of a 1900s Original Cottage

Our recent heritage restoration, remodel and extension of this original 1900s two-bedroom cottage in Randwick consisted of liaising with the local Heritage Board to diagnose which materials and styles were to be used to complete the project. 

The aim was to provide a seamless transition from old to new with a modern twist, ensuring the new kitchen, dining, living and alfresco areas matched the rest of the house. In this post we’ll take you through some of the more intricate details of the build.

Front façade: The properties heritage charm is immediate. The existing doors and windows were restored, and the front fence was completely rebuilt to replicate the original. The owners were originally going to paint it XXX but later decided on XXXX delivering a striking result.

The bulk of the restoration work came in the front bedroom where one side of the house had subsided. To underpin the existing footings the original Karri Pine Hardwood floorboards had to be removed along with a substantial amount of panelling from the walls. This was replaced with recycled Karri Hardwood on the floor while a mixture of original and new V Groove paneling was used to rebuild and restore the walls.  

Bedroom: A mixture of original and new V-Groove panelling was used to rebuild the walls in the Bedroom where the side of the house had subsided.

The clients engaged architect Brad Inwood to design the remodel and extension of the property. The older section of the house was remodelled to include a main bathroom, master ensuite, study and laundry with custom cabinetry providing both a modern touch and much needed storage.

The original plans for the build included the addition of a main bathroom only however the clients decided to add an ensuite to their master bedroom after the build had begun. Although it had an impact on the budget of the build it is a call that they would make again. In making their decision the clients considered both resale value of adding a second bathroom and their personal want for an ensuite. 

Master Ensuite: LlifeSpace Building were able to remodel the mastersuite to include the ensuite that was added mid build. The space was originally set aside for a walk-in robe. Adding big variations after a build has begun can always be accommodated but they will have an impact on your budget especially when it involves plumbing. It was absolutely the right call. The clients are loving their ensuite an are confident that it will add value to the resale potential of the house.

We couldn’t take you on a tour of this heritage gem without showing you the original fireplace. Remarkedly the fireplace was intact and in relatively good condition only requiring minor cleaning.

The fire place was intact and in relatively good condition. It frames the room beautifully leading to a newly built ensuite. The skirting boards, architraves and picture rail were restored. In the new end of the house matching skirts and architraves were sourced to match.

Rounding out the remodel in the existing foot space of the heritage property is a study and laundry. The study has been a timely addition during Covid 19. Again, the new custom joinery blends beautifully with the period features of the room. We’d be very happy to call this our workspace.
